Lucid Business Park: A Commercial Land Development Investment Opportunity.

The 30 acre site being purchased by Lucid is currently run as an RV resort. Lucid will prepare an application to the Regional Municipality of Wood Buffalo for a re-zoning to allow for a Light Industrial Business Park. Lucid anticipates this application taking 9-12 months to complete, but has allowed for a more conservative timeline of 18 months to allow for any delays and setbacks.
The ‘Golden Eagle RV resort’ offers RV lot rentals by the day, week, or month. Because of the housing shortages in Fort McMurray, this RV resort has shifted from ‘traveling families’ to a more cost effective means of providing temporary housing in the area. But don’t worry, ‘cost effective’ is a relative term - RV lots rent anywhere from $1,000-1,250 per month. What does this mean to Lucid and investors in this project? Cashflow. Like the great majority of Lucid investments, the Lucid Business Park Development lands produce an abnormal amount of cash flow and creates a phenominal debt servicing mechanism. This allows Lucid to offset the associated interest costs while waiting for the Municipality to approve the rezoning applications and move forward with the development.
Once approval has been recieved from the Municipality, Lucid will proceed with the sub-division of the land into smaller parcels. These properties, sized anywhere between ˝ and 5+ acres, will be perfectly suited to businesses in the area in need of office, warehouse, and industrial yard applications. Lucid intends to sell these smaller parcels of property to companies as simply bare land, or offering ‘build to suit’ solutions with partner Dawson Wallace Construction Limited
